Yes, once you complete the course, pass your test, and your licensing is approved, you’ll officially be a Licensed Loan Officer. However, you won’t be required to take on the full responsibilities of a loan officer. You’ll continue to send over your clients as usual. This approach just ensures everyone stays compliant with RESPA regulations while giving you the opportunity to build your downline and earn on refinances.
Compensation will be processed through a W-2 as an employee of Semper Home Loans. For specific pay dates and schedules, please inquire.
The classes are SELF PACED and VIRTUAL so you can take the 20 hours at your pace. Its your choice of what classes you take, we will send a link to all approved classes and ones that other realtors have had success with. The cost is around $200 and includes test prep and everything you need.
Like any test including the real estate exam, it is easily passable if you study. A 75% is passing.
Yes, once you become a licensed Loan Officer, you can earn on your Refinance clients. This presents an excellent opportunity to reach out to your past clients who may be affected by higher rates.
No, you just need to be licensed. Since the loans will be in our name, we hold all the necessary state licenses.
1In order to be compensated when your purchase or refinance clients close, you must be licensed as a Loan Officer with Semper Home Loans. Compensation for your clients’ closed loans is only available to those who hold a valid Loan Officer license with Semper Home Loans. To be eligible for compensation, you must meet all licensing requirements, including obtaining an NMLS number, completing the 20-hour pre-licensing course, passing the SAFE Mortgage Loan Officer Test, and a W2 employee with Semper Home Loans.
2Individuals enrolled in the Semper REVpro program and licensed as a Loan Officer with Semper Home Loans are W2 employees and will receive 75 basis points on all client loans that are successfully closed. To be eligible for this compensation, the client must have been brought in by the licensed Loan Officer and the loan must have successfully closed. The only requirement for the loan is to initiate the application; the partnering Loan Officer will complete the remaining process. Compensation is limited to 75 basis points, and no additional fees or compensation will be provided for other activities related to the loan.
